Where do we start?

Full success in investing in real property is a combination of several factors – knowledge, planning, experience, approach to people and taste in finishing the real property. Knowing the specific mechanisms of the local real estate market, laws, ability to create investment opportunities and a positive financial flow give the sense of safety and stability, so important when investing. This is why every investment process begins with defining the client’s needs. After finding potential real property, we commence legal analysis, planned adaptation of the property for lease, calculation of costs connected with purchase and renovation as well as presentation of the planned financial flows from a given investment. We guide the investor through the entire process. We search for the property, aid in negotiations and purchase, supervise the renovation, select the residents and manage the lease.

Why is it worth it?

Investing in real estate is one of the many ways of depositing and multiplying the capital accessible for everyone. The residential real estate market has a huge potential. You can become an owner having a studio for lease, a house or a tenement house. You can invest saved cash or take out a mortgage loan, which is a great leverage not accessible for other types of investments. Possessing an investment property generates positive financial flows for the owner; in addition, the real property itself has a measurable market value, which allows to recover the invested capital. A well prepared investment can generate profit at the level of 8-10% annually, that is much more than what is offered by bank deposits, still the most popular form of saving in Poland.

What are the real profits and costs look?

To illustrate the profits from and financial contribution to an investment, let us use an example. Imagine you are buying a property (e.g. house) for PLN 380 200. In order to complete the investment with the support of a loan, you will need your own contribution at the level of PLN 123 300.

ROE (return of expenses) will amount to 15,69% in that case.

The example on the left presents three variants: the ideal one (the entire house is leased out at the highest market rate), the most probable one (the house is leased out at the average market rate) and the crisis one (the entire property is vacant for 2 months and the rate is lower than the market average).
